The following fees apply: 

• Application Fee: $50 per applicant 
• Administrative Fee: $150 
• Security Deposit: $500 to one month’s rent 

A refundable deposit option and a non-refundable waived deposit option may be available upon approval.

Application screening criteria apply. Contact the leasing office for the current credit, criminal background, and 

rental history screening requirements. 

Income verification considers gross income, which can include SS benefits and pension. Applicants need to make 3x the 

monthly rent, Co-applicants need to make 3x the monthly rent by combining their income with all applicants, or solely 

their income if the primary applicant cannot provide an offer letter. Co-applicants are on the lease and can access 

information any other resident can. After submitting a rental application, applicants are required to complete an income 

verification step that is sent to them via email. The income verification portion must be completed to finish processing an 

application.

Renters are required to maintain $100,000 in liability coverage, including water damage coverage, at move-in. 

Residents may provide qualifying coverage or enroll in the Damage Waiver Program for $17 per month.

Vanguard at 16 Tech does not accept Section 8 vouchers currently.

Yes, Vanguard at 16 Tech welcomes pets. 

• Pet limit: Up to 2 pets per apartment home 
• Non-refundable pet fee: $300 per pet 
• Monthly pet rent: $35 per pet 

Restricted dog breeds include Pit Bull breeds, American Pit Bull Terrier, American Bully, American/Staffordshire 

Bull Terrier, and any other associated breeds, as well as Rottweiler and Doberman Pinscher. Contact the leasing

Yes. Residents can pay rent and manage eligible account activity through the secure resident portal. 

Residents can submit maintenance requests through the online resident portal. For additional assistance, 

contact the leasing office.

Guided tours are available. Schedule online or contact the leasing office. For your tour, meet in the leasing office  at 1410 Breedlove Lane; the front leasing office is identified by flutter flags in front of the building. Office hours are Monday through Friday from 9:00 AM to 6:00 PM and Saturday from 10:00 AM to 5:00 PM.
